CMMS Program Scores At Cleveland Stadium


When Cleveland Browns Stadium facility manager Bob Schmitz wanted an effective software package to manage maintenance systems for the $290 million facility, he called on EPAC Software Technologies, Inc.

EPAC''s Enterprise Asset Management (EAM) client server software product, called ePAC, was quickly installed, providing complete maintenance coverage for the 73,200 seat stadium.

In April 2002, Cleveland Browns contracted with FirstEnergy to perform stadium maintenance. A wholly owned FirstEnergy subsidiary, Elliott-Lewis Corp, was brought on board to perform the actual maintenance. As leader of the overall facilities maintenance team, Schmitz wanted a new Computerized Maintenance Management System (CMMS) to manage supplies and equipment in vending areas as well as general stadium maintenance, including electrical and mechanical, plumbing, and other such tasks.

After considering a dozen options, he approached EPAC Software Technologies. EPAC''s team of professional maintenance engineers assisted Schmitz in organizing an effective, tailored plan.

"EPAC''s team gave us guidance when we looked at the system and advised on what we needed," Schmitz confirmed. Commenting on why he chose ePAC EAM, he said, "The ease of use was a leading reason, together with cost. Also, the system was very easy to install."

System In Use After Just Four Days

Training began onsite and as Schmitz explained, "Training was very quick. We were up and running after only four days of training."

Schmitz uses ePAC EAM Work Orders to delegate necessary maintenance tasks and is able to improve efficiency with the Calendar Preventive Maintenance, Purchase Order and Purchase Requisition modules, designed to fully organize and control existing maintenance conditions. "The query and search engines are tremendous and very easy to operate," he said, adding, "The number of standard reports is also tremendous. The thing I like most is the ability to easily change the tasking libraries."

The system''s efficiency has already seen visible ROI in relation to general operating equipment and Schmitz expects to see more signs over the coming months. In fact, ePAC EAM has proved such a success at Cleveland Browns Stadium, that it has now also been installed at the team''s training center.
